How VOIP Has Helped Change Web Hosting

There is really no stopping VOIP (voice over internet protocol) and internet telephony in general. This technology has rapidly and relentlessly spread its' tentacles right across the net within a very short period of time and now stands as a clear threat to the old established phone companies around the world and the world of communications and telecommunications as we knew it. In the process VOIP has helped change web hosting in many ways.

Mostly it has placed demands on web hosting that were previously just not there. VOIP requires a stable and extremely reliable link and excellent service from a web host to be able to work efficiently. The fact that the corporate world has quickly embraced VOIP, saving colossal fortunes in phone company bills and associated costs has meant that only the better web hosting enterprises have benefited from the windfall.

We have indeed come a long way because these days' webmasters spend fortunes in cash and time to attract traffic and usually get very upset when their hard won traffic cannot access their site for any reason. 1)Excessive worry

Well-used worry can alert us to areas in our lives that need attention and change. It's just that most folks don't use worry very well. Turning worry into action takes care of the worry.

2) A sedentary life

Would you send your kid to a summer camp that made the campers eat a continual diet of unhealthy food, allowed them to move as little as possible, made them stay inside and watch meaningless junk in their spare time?

Of course not.

Yet many of us volunteer for that lifestyle on a continual basis. Get up. Go outside and move. Human beings feel much better while living life instead of watching other people live.

3) Procrastination

Four words that virtually guarantee failure are "I'll do it later."

Every time we say we'll do it later, that thing runs around in our head taking up space. That's too much stuff to carry around.

Practice doing it now. Do it now. Do it. Now.

4) Excuses

We seem to be the most creative when we need to find an excuse, usually for why we did or did not do something.

It's been said that when we set a goal, there is only one of two outcomes:

The Search Engine Optimization Secret that Everybody Ignores

Search engine optimization is a very critical task in the success of any website.

In recent times search engines seem to have complicated this task further by their frequent changes in rules. This has caused lots of anxiety as some of these changes have seen some sites lose virtually all their regular traffic instantly as their rankings have tumbled.

This has further added to the confusion amongst webmasters about search engines and their motivations. Content will always be king

What all this means is that content remains the most important search engine optimization tool. Just take a closer look at all the leading google websites and try and trace a common thread running through them all. You will quickly discover that the quality of writing and content in these sites is extremely high.

This means that any webmaster that makes an effort to provide quality, relevant and detailed content on their site with the experience of the surfer as their central focus will be using an extremely powerful search engine optimization tool.

If your content is good, then you can post it at other websites complete with a detailed resource box that directs traffic to your website. Quality articles will usually end up being re-posted all over the net in an endless viral effect that will create quality links back to your site. Search engines still rank websites based on the links from other sites leading to it so quality content has a double advantage.

Buying Houses at Discount Prices

Buying a house is the best way you can create immediate equity. Gaining equity through buying a house is something which is very easy to do, as long as you follow these guidelines.

If you are seeking to buy a house under discount value you must have the right mindset:

Houses being sold below market value are out there, its just a matter of knowing where to look and the buying strategies you use.

So where can I find houses being sold for a discount?

Find motivated sellers. Some examples of these sellers are people who have experienced death, divorce, bankruptcy, the less intelligent, people who have deadlines, and are developers.

Bankruptcy/Foreclosure:

When bankrupt an individual will have the option of selling their house to a third party, most likely at a cheaper price than market value because they need the money fast. If an Individual is bankrupt and the bank is the creditor, the bank will take the asset (the house) and have a foreclosure sale. You will often find a cheap price there as well.

Death:

Although this may seem like profiting of someone else's misery, its not really. If the house is not included in the persons will, it must be sold, someone has to buy it. If the deeds to the property are transferred to someone else there is often a good chance they will not want to hold onto it and want to sell it quickly.

Divorce:

When couple breaks up things often get nasty and they both want to be separated as soon as possible. They will often settle on selling their house for a lower price but quickly.

Less intelligent:

Sometimes people are selling properties with out the help of a real estate agent and will not know the exact value of their house. They will usually price their houses too high because of emotional attachment to it. On the flip side they might be ignorant of the real market value and sell it for less than its worth.

Deadlines:

Often the best place to find deals. People with deadlines need to sell their property quickly. They may be going overseas or need the money fast. Almost all people with deadlines will sell their houses at a discount.

Developers:

In some circumstances property developers may have over extended themselves on a project and need to cut their loses. You can pick up discount houses from their mistakes.

Always ask why the house is being sold so you can determine whether the seller is motivated or not.

Other sources

Great places to look are under the classified section in the newspaper, look for things like "Urgent" or "Heavily reduced". What I love about ads under the classified section is that real estate agents are not often involved. This is good because real estate agents will often try to push up the price of a property so it is above market value. People without real estate agents often do not know the true market value of their property.

Just because there isn't a "For Sale" sign on a house does not mean the home owner would not sell for the right offer. Although chances of finding someone to sell there house through this method aren't very high, you can find great deals by making offers that a home owner might just take.

If you've been to auctions or looked at properties which have not sold in a while and are being no longer advertised, follow up on them. After so much hassle of advertising the house and no sale, the vender may be tempted to sell at a discount.

Buying strategies:

Instead of looking for properties to purchase, let the properties come to you. Get your own add in your local Newspaper saying something like," Serious property buyer, wants to buy houses from motivated sellers quickly". You'll be surprised at the number of calls you'll receive.

Don't reveal all your cards, as in try not to say why you want the property or how quickly you want to buy. Never make the first offer, let the seller make it. Once the seller states their price tag, say you want twice the discount you want off their price. So for example, the seller says they will sell it for $100,000 and you want a 5% discount, (5% of 100,000 = 5,000. 5,000*2 =10,000) offer $90,000 and counter offer up from there.

Staple a check for the deposit payment to your next offer. If the seller countersigns the contract and banks the check they have accepted the deal. The psychological impact of this tactic is amazing. This tactic shows the seller that you are deadly serious about purchasing the property quickly. It is also very tempting to just bank the check right now even though they will be selling the property at a discount.

Don't put emotions into the picture. Even if you are purchasing a house that will be your home, just because you think a bathroom looks 'adorable' you must not be willing to pay any more than its worth! This especially applies at auctions where the atmosphere makes it very hard to not bid.

Can I loose the equity that I have created:

Yes, but not likely. If you are savvy about it you can time your purchased property to gain even more equity from appreciation of the housing market in addition to creating immediate equity.

As we can see from the graph, housing prices eventually all go up due to increasing demand.

The only time you can loose money is if you sell. If you never sell you will never loose money. You may loose equity when the market goes into recession, but eventually as population and demand for housing increases the property you have purchased will appreciate. If you are looking to continuously gain equity you must purchase in high capital gain areas.

When the market is booming try to purchase properties for a 5%-10% discount.

When the market is flat try to purchase properties for a 10%-15% discount. When the market is in recession try to purchase properties for a 15%-30% discount.

Dog Pile - Please Pick It Up

I really do not hope your are eating something, but did you know that you can get a fake dog pile in long or round bits for a joke. My younger son had initiated this research of mine, by asking why I pick up the dog's business, even though he had done it on the grass.

As a slight diversion, I found out that the meaning of pepper - our westie dog -is "An animal full of zip" Believe he has plenty of zip if you are trying to get him into the bath.

To get back to the topic in hand (sorry that was a bad turn of phase), please be responsible and try and clean up after your dog. There are a number of diseases and illnesses that can be caused by contact with dog poo. One is stomach upsets, but the most important is Toxocariasis.

Toxacra can infect young children, if they play in an area, which has been infected by dogs, and they then put their fingers in their mouths. The infection is very serious and can cause eyesight damage or even blindness. Although, the Toxacra infection is very rare, even one case is one too many.

So please help by worming your West highland white terrier (westie) on a regular basis and also disposing of dog poo quickly and safety.

Honda Super Cub and 50cc Honda Cub - The Volkswagen Beetle of Motorcycles!

A very clever design: the Honda Super Cub was the combination of a moped and a scooter. It attracted many people due to its friendly and non intimidating look. People who before had felt threatened by bigger motorcycles, approached and adopted this model very quickly.

It was a versatile motorcycle and had enough power to carry two passengers or a passenger with luggage. Its large diameter tires and wide seats made the ride almost as comfortable as the touring bikes from that time.

How to Find the Right Virtual Assistant for You

If you search on Google for "virtual assistant", you'll find a ton of listings. You can search through those, check out their services and do some interviews. I'd take a shorter route.

Find some other people you trust and ask them who they use and recommend. Then go from there. You'll do a lot better seeking out recommendations. If you don't know anyone personally?ask people in your networking groups whom they recommend.

Before you contact anyone, make a list of the types of tasks you'd like people to complete. You'll want to make sure that your VA has the skills and software to complete those tasks?in most cases.

I said in most cases, because I think there is something to be said about training your assistants. A couple of the assistants I work with didn't actually know how to use a WYSIWG editor, let alone modify HTML code when we first started working with them. However, these were intelligent people I'd come to know and trust online?which was very important. I think it's nice to be able to train people to complete tasks in the way you'd like them done and they might very well fit into you "business groove" all the better.

If you hire a highly experienced and widely skilled VA, you may have to fit in with the way they do things. You can also expect to pay a higher hourly rate. You might not be interested in doing a lot of training and just want something to get the job done?so this might be the best option for you.

I have seen VA rates range from $10 per hour to $50 per hour. You just need to find the right fit for your business.

Some Things to Consider When Hiring a VA:

1. Find out what software they have available and what skills they have. Again, people can be trained, if they are willing. You can also purchase software for your assistants. You may find this more cost effective than paying a new assistant a higher rate to use the same software.

2. Find out if they expect payment in advance of service or after service has been delivered. I prefer the latter as I have lost a bit of money by doing the former.

3. Ask about how they like to be paid. Can you use a credit card, PayPal or check?

4. Ask about how they like to communicate with their clients. If you are a person who likes to discuss things via telephone, make sure they are willing to spend time on the phone with you. If you prefer to communicate through email, ensure they are comfortable with that. If you are going to use a project management system (I recommend TasksPro), ensure they are okay with working that way. Communication is going to be your biggest asset in working together, so ensure you have good communication.

5. Find out how they track their hours and how they ensure you're aware that projects are completed. If you use a project management system, you can automate this process.

6. Make sure they are willing to sign a non-disclosure agreement (NDA) before starting work for you. This means they will keep all the information about your business and the work they do for you, confidential.

7. Some VA's will give you a price break if you keep them on retainer for a certain amount of hours each month. You may want to ask about that.

8. But before you jump in, you may want to "test out" a VA by offering him or her a small project to start and see how well you work together.

9. Ask for and check references.

10. Whether a VA has a certification or not probably doesn't matter. There are a number of valuable VA organizations that certify and train virtual assistants. I have worked with VA's who are certified and mostly with VA's who are not certified. I don't find it makes a difference in their work.
